The Cabarrus Chamber recently celebrated the ribbon cutting for Novi Lofts, an exciting addition to the ongoing revitalization of Downtown Concord. Developed by Lansing Melbourne Group (LMG), Novi Lofts represents a significant $20.3 million investment in the heart of the city.
Located across from Cabarrus Creamery and next to Gianni’s, the site was previously home to the old municipal building, which had been vacant for years before being purchased by LMG. The project's unique location, nestled between Union Street South and Market Street, presented a valuable opportunity to enhance the area's vibrancy with a thoughtfully designed mixed-use development.
Novi Lofts offers 89 residential units, ground-floor retail spaces, and a rooftop restaurant, creating new opportunities for both residents and businesses. The development prioritizes pedestrian-friendly features such as wider sidewalks and outdoor street-level terraces, fostering an engaging and community-focused atmosphere. Additionally, the building includes a level of parking underneath, accommodating approximately four spaces.
In a commitment to diversity and inclusion, LMG has dedicated a portion of floating units to workforce tenants earning at or below 80% of the area median income, helping to ensure a more accessible housing market in Downtown Concord. The City of Concord and Cabarrus County have also committed to evening parking availability and potential weekday parking passes in the Cabarrus County Parking Deck if needed in the future.
